I read the article on concerns with AppraisalPort and all of the questions that have risen, and like most I have received complaints from clients about incomplete work being transmitted.
My question is - Why do we need AppraisalPort or any of the other "Mutations" of transmittal services? They are simply another way to take money off of the appraiser.
I invoked a real workable solution to these issues, about 2.5 years ago. We stopped sending orders through any kind of third party transmission service, be it Mercury, Lighthouse, or any of the "user specific" transmission services peculiar to the big outfits.
We only send Adobe PDF files. It is the standard, it is free, and it works every time. Any of the "UNLICENSED personnel" we routinely deal with, can easily use it and print out the report or forward it to whomever on their end, and we always have a copy of exactly what was sent on our end in the "sent item folder."
Most of the big outfits will gladly receive PDFs anyway, even Wells Fargo, Countrywide, WAMU, they have to when they go outside of their pet appraiser pools. You just have to tell them you require use of PDF. They also pay full fees outside of their pet appraiser pools. You just have to hold the line.
Just say no to
AppraisalPort. It will solve all of your transmittal issues.

I have had the
same problem when using AppraisalPort. In many cases, a large number of
photographs referenced in the body of the appraisal report do not show up when
the appraisal is forwarded to the bank. I was told by an AppraisalPort employee
that the service allows for only a few extra maps and limited photos when
delivered via the AIReady format. I have, however, had the same problem when
delivering appraisals to other clients in standard format. I suspect that these
appraisals are also converted to AIReady format by AppraisalPort before
delivering them to the client. I am always certain to mention the number of
photographs included in the report as well as the number of maps and reference
other photographs in the body of the report. I am not sure if this covers me,
but when the appraisal is received by the client, I believe it is their
responsibility to read it.

FNC delivered my appraisals to IndyMac Bank. Things were disappearing, i,e., invoices, photo pages, etc. It got so bad that I'd have to PDF the appraisal to the assigning person.
FNC just proudly announced taking on a "Large" lender in the D.C. area. Those appraisers in Virginia will have a choice to make. As for me, I have no choice as I've got zero, nada work in my inventory. I'm going to sign the FNC thing. If I go through FNC and PDF directly the lender, I should be okay. Especially as I always have the option to decline the assignment if the lender won't accept a PDF.
